Straight Talk Pricing

Transparency Looks Good on Us

No fluff, no fine print, just honest pricing that makes sense.


Monthly Management

8 percent of monthly rent collected with a $125 minimum monthly fee. Covers day-to-day management, tenant communication, rent collection, and oversight. 

* You will not be charged PM fees during any of the vacancy periods. 


Tenant Placement Services

Tenant Finder Only: 100 percent of one month’s rent 

Tenant Finder with Management Agreement: 60 percent of one month’s rent

Includes marketing, showings, screening, lease preparation, and placement.


Lease Renewal

$250 per renewal. Covers lease preparation, updates, and tenant coordination.


Property Setup

$150 one-time setup fee per property. Covers onboarding, compliance and habitability review, system setup, inspection coordination, and vendor setup.


Inspections

Make Ready Inspection: $45 (completed prior to marketing or leasing). 

Two routine inspections per year included at no cost. Additional inspections: $75 each.


Maintenance and Repairs

$10 per third party vendor invoice. Covers payment processing and accounting. 

Not a markup on vendor services. Supports lower property management fees.


Maintenance Reserve

A reserve may be required or recommended to ensure timely repairs. Repairs may be delayed if funds are unavailable.


Emergency Repairs

Emergency repairs affecting safety or habitability will be handled immediately as required by law.


Termination and Offboarding

30 days written notice required. A one-time offboarding fee of $300 applies only if proper notice is not given.


Other Fees

Late fees, legal fees, court costs, and miscellaneous charges are not included unless otherwise stated.
